Headquartered in Richmond, Virginia, Placer Realty Advisors, LLC covers most types of commercial appraisals. From retail to office to industrial to multifamily, as well as land and special use properties, we have experience in almost all commercial property types. Additional services include consulting and appraisals for going concern properties (including hotels, wineries/vineyards, convenience stores, carwashes and other similar types including numerous SBA client appraisals) and eminent domain cases. Principal Heather Placer Mull, MAI, SRA, CCIM, ASA has been involved in the industry for over 25 years as an appraiser and as a commercial associate broker. She has personally completed over 5,000 appraisals. A list of her clients includes:

*National, regional and local banks for refinancing, new loans, prospective appraisals for construction, and internal valuations

*Various attorneys for tax valuations, divorce litigation tax credits, and estate valuation including retrospective appraisals

*Eminent domain and condemnation appraisal work for major clients including VDOT, Dominion Power, and Transco

*Personal appraisals for tax appeal and other valuation purposes

Growing up in Southside Virginia and later in the Richmond area, Heather understands the local dynamics that affect the market. Her experience as a CCIM brings the ability to look at a property from a market point of view. Heather also serves on the National Board of Directors for the Appraisal Institute, has spoken at the National Association of Realtors National Conference, and serves on multiple local and national committees. She was appointed to the Virginia State Real Estate Appraiser Board where she currently serves.

Areas of Expertise


Retail

Retail is generally classified as ‘where people shop’. Buildings include free standing buildings and shopping centers but other properties can fall into this category as well. For example service oriented buildings such as car washes, convenience stores, daycares and even automotive shops are retail type buildings.


multifamily/Lodging

Multifamily has traditionally been known as the ‘safe’ investment, though that can vary by market. Generally multifamily can be classified as over 5 units in a multi-residence building. These range from student housing to garden apartments to townhomes and condominium developments. Lodging can include hotels, resorts, and even ‘air bnb’ type units.


Office

Office is generally classified as Class A through C, with A being the best quality of finish and C being more older type construction or finish. Office can also range from a single user tenancy to a building with multiple tenants. The use can be for a variety of reasons, from a professional office to a medical use.


land

The startup is from the ground up! Land is the most versatile category and can include land for everything from agricultural uses (both active and non active farming), along with land for development (both commercial and residential). Land can be large acreage used as one parcel or for subdivision, or smaller pad sites, usually ready for development.


Industrial

Industrial buildings are used to store, move, and manufacture goods. These are traditionally classified as industrial (warehouse and manufacturing) and flex space. Flex space generally has a higher percentage of office or retail (such as a showroom) and industrial space, usually used for warehousing.


special use

This category is known as ‘everything else’. Usually this property has a special configuration that is hard to adapt to an alternative use. Churches, sports venues, bowling alleys, funeral homes, clubhouses are all examples that would fall under this category. We have appraised them all!
